It depends on square footage, pitch, how many layers have to come off, how much decking needs replacing, and which shingle you choose. A steep roof with three dormers costs more to do than a simple gable of the same area. We inspect the roof and give you a written number rather than a range over the phone.
Curling or cupping shingles across the whole roof, granules filling the gutters, daylight visible in the attic, or a roof past twenty years usually points to replacement. It’s possible on some roofs and it’s cheaper, but we don’t recommend it. You can’t inspect the decking, you can’t add ice and water shield, the second layer traps heat and shortens shingle life, and it complicates any future replacement. We tear off.
