Commercial Roofing in Milwaukee — TPO & EPDM Systems

Single-ply membrane roofing for flat and low-slope commercial buildings, installed with minimal disruption to your operations.

A commercial roof is a business expense with a business consequence. When it fails you’re not just dealing with water damage — you’re dealing with stock, equipment, tenants, and days you can’t trade. The right system, installed correctly, should give you twenty years of not thinking about it.

We install TPO and EPDM single-ply membrane systems on warehouses, retail units, apartment buildings, offices and churches across the Milwaukee metro. We’ll recommend the system that suits your building and your budget, and we schedule the work around how you actually operate.

TPO and EPDM — Which System Suits Your Building

TPO membrane

A white thermoplastic membrane, heat-welded at the seams. The reflective surface pushes solar heat away rather than absorbing it, which can measurably reduce cooling costs on a large flat roof through a Wisconsin summer. Well suited to warehouses, retail and any building with significant conditioned space beneath.

EPDM membrane

A black synthetic rubber membrane, seamed with adhesive or tape. Extremely durable, highly flexible in cold weather, and it has decades of proven performance in northern climates. The black surface absorbs heat, which helps shed snow. A strong choice for buildings where winter performance matters more than summer cooling.

Insulation and tapered systems

Polyiso insulation board to the R-value your building needs, and tapered insulation to build positive drainage where a deck has settled or was never pitched correctly. Standing water is the single most common cause of premature flat roof failure.

Flashing and penetrations

Every curb, drain, vent, HVAC unit and parapet gets detailed properly. On a flat roof, almost every leak starts at a penetration — not in the middle of the field.

Drainage

We check that drains, scuppers and downspouts are correctly sized and positioned, and that water actually reaches them.

Roof inspections and maintenance

A membrane roof lasts considerably longer with periodic inspection. We can look over an existing system and tell you honestly whether it needs replacing or has years left in it.

Working Around Your Operations

Commercial roofing is as much a logistics problem as a roofing one. You have staff, customers, tenants or a congregation, and a roof replacement means noise, equipment and access requirements for several days.

We plan the sequence before we start. That means agreeing where materials get staged and where the dumpster goes, working section by section so the building stays watertight overnight, scheduling the loudest work for the hours that hurt you least, and keeping entrances and parking usable. If you need work done outside business hours, we’ll talk about it — we’re available around the clock.

Milwaukee’s weather adds a constraint that warmer regions don’t have. Membrane systems have installation temperature requirements, and the window for certain adhesives narrows considerably from late autumn. If you’re planning a replacement, starting the conversation early gives you far more scheduling flexibility than calling in November.

Why Milwaukee Property Owners Choose Us

Available around the clock

A leak at 2am doesn't wait for business hours. Neither do we — we're reachable 24/7 for emergency roof damage.

Backed for five years

A five-year workmanship warranty on top of the manufacturer's shingle coverage, which runs 25 to 30 years depending on the product. We stand behind what we install.

We handle the paperwork

Storm damage claim? We document the damage and work alongside your insurance adjuster. Financing available if you'd rather spread the cost.

One contractor, whole exterior

Roofs, siding and gutters — residential and commercial. One team that understands how the whole exterior works together, not three crews blaming each other when water gets in.

FAQ

What's the difference between TPO and EPDM?

Both are single-ply membranes for flat and low-slope roofs. TPO is white, reflects heat and can lower summer cooling costs. EPDM is black rubber, extremely durable, and performs very well in cold weather. Neither is universally better — it depends on your building, what’s underneath it, and how it’s used. We’ll explain the trade-off for your specific situation.

Can you install over the existing roof?

Sometimes. Building codes limit how many roof layers are permitted, and it depends on the condition of what’s already there and whether the deck can carry the additional weight. A recover is cheaper and faster when it’s appropriate. We’ll tell you which option your building actually allows.

How long does a commercial roof last?

A properly installed TPO or EPDM system with periodic maintenance typically gives twenty years or more. The variables that shorten that are standing water, poorly detailed penetrations, and neglect.

Will you have to shut down our operations?

Rarely. We work in sections and keep the building watertight overnight. Most commercial clients continue trading throughout. We agree the plan with you before anything starts.

Do you handle emergency commercial leaks?

Yes. We’re available 24 hours a day for active leaks and storm damage. Call (414) 870-2585.

Do you offer financing for commercial work?

Yes. We offer financing and payment plans. Ask about the options when we provide your proposal.
