One Metro, Very Different Roofs
The housing stock changes considerably as you move across the metro, and so do the problems. The older city neighbourhoods and inner-ring suburbs are full of bungalows, Cape Cods and duplexes built before attic ventilation was well understood — which is why ice dams are so common there. Board sheathing, steep pitches and multiple dormers all add complexity to a replacement.
Further out, newer construction brings different issues: larger roof areas draining into undersized gutters, builder-grade shingles reaching the end of their life all at once across a whole subdivision, and vaulted ceilings that leave very little room for proper ventilation.
And everywhere in the metro deals with the same weather — lake-effect snow, freeze-thaw cycles, and storms coming in off Lake Michigan with hail and straight-line wind.
